Market Update (2026)

Real estate market has shifted compared to previous years. Inventory levels are higher, buyer urgency has softened, and results oriented proficient realtor is now more important than ever.

Condos in North Beach, Mid-Beach, and South Beach are taking longer to sell, especially in buildings with higher condo association fees, older construction, or upcoming special assessments. Buyers are more selective and are focusing heavily on total monthly ownership costs rather than just purchase price.

For sellers, this means that proficient real estate agent with efficient sophisticated marketing, correct pricing and local market knowledge are critical. Properties with inferior marketing that are priced based on past market conditions often sit, while realistically priced units with proper exposure continue to attract serious buyers.

For real estate buyers, same analogy applies, to find the best deals in the current market, you want a realtor who knows where the best deals are and how to negotiate.
